Conceptual project of Office – hotel Center 'Olszynki Park' is an answer for modern challenges coming from economy and tourist development in Rzeszów – soon to be metropolitan city.

Location of investment is based on own investor's grounds, in center of city Rzeszów, between Wisłok river from east, Zamkowy bridge from south, Chopina street from west and park 'Olszynki' from north.

Because of this location on the edge of urban center and recreation green part of the Wisłok sector, on a crossing of basic urban communication spine, the effect of designed conception demanded special thoroughness in object's form choice and all architectural details as well as urban solutions.

Designed object has in north-east part 9 storey, in south-west part 8 storey building separated more or less in half with dilatation on hotel part and office part with two-level basement with same cubic capacity. This system is a result of investment needs and the possibilities of the ground which is on inundation area.

Investment is placed in junction of street and bridge which connects right riverside part of the city and car road from east to other directions through Śreniawitów square and Chopina Street, which is a small ring road in center. In this place crosses pedestrian precinct which run between Old Center and the Market and 3-go Maja street through Słowackiego street, Pod Kasztanami through Zamkowy bridge to yet build New Center on crossing of Rejtana and Kopisto streets.

Handling of car communication is ensured by three ways of the urban system: first is ring road on Chopina street, second crossing of Zamkowy bridge and entry on park lot near sports hall 'Podpromie', third is straight exit from Chopina street. This system ensure collision – free for urban structure, connection with halting places for cars as well as for tourists and delivery services.

The project predicts building two or three level parking lot between the bridge and the possibility of direct downhill drive and the designed building on the urban ground. This parking as well as two floors of parking spaces under the building are going to be replenishment for communication through the road under the bridge with the other parking lot near 'Podpromie' hall. Upper part of the parking with the terraces along the building makes the level zero (± 0,00) and connects pedestrian precincts from the bridge and along the Wisłok river and park.

Object's finial in office part is penultimate floor destined to rent 2-3 rooms apartments and last floor with luxury apartments and terraces and viewing restaurant. This level is next to quarters of biological renovation such as pool with base, sauna, physiotherapy and hydrotherapy, massages, gymnasium and gym in hotel part. On the last floor of project is providing realization of apartments with large viewing terraces.

Architecture form of object is an individual, creative act of architects and has a task in this particular place in Rzeszów - to exist with modern and courageous, attention absorbing solutions.

Cuboid shape of building with rounded corners, with askew designed viewing terraces from river Wisłok side and maintaining pedestrian precincts with construction elements is a compromise between architecture of old part of a city and housing estate situated on the right riverside of river. Placing of the object among huge old trees in directly vicinity of park, expected revitalization, is additional attraction of this location.

Project predicts strengthening effect of surroundings penetration with cubic capacity of the building by glass mirroring facade, which is one of the element of Intelligent Building, closing inner skeletal-tabular reinforced concerate construction bearing. Building is composed in entourage and simultaneously pointing its dynamics architectural function and importance of this urban space.
